    Overview

    The time is right to join HNTB! We are seeking a Right of Way - Property Manager to join our team in Ocoee, FL. HNTB Team serves as the General Engineering Consultant for Florida’s Turnpike Enterprise. We have a dynamic right of way team that serves as an extension of staff for FDOT co-located with the client in their headquarters right on the Turnpike Mainline in west Orlando. You will be working with an innovative and energetic team to help deliver a multi-billion dollar 5-year work program.

    Job Summary

    The Property Manager will be responsible for the overall management and administration of our client’s Property Management function in compliance with State and Federal regulations, policies and procedures. The Property Manager manages and sells surplus property by Negotiation, Public Auction, Sealed Bid or Public Purpose Conveyance.

    Essential Responsibility

    • Inventories, tracks, and manages excess properties.
    • Directs the development and implementation of techniques and strategies to track, monitor, and streamline the surplus and leasing functions of the unit, minimize the timeframes required to respond to surplus and leasing inquiries, and optimize the collection of revenue without compromising the transportation purpose of the existing and future inventory.
    • Develops and maintains close working relationships within our client’s office. Facilitates and participates in identifying and implementing improvements in processes, work-flows, and communication to optimize effectiveness, efficiency, and customer satisfaction.
    • Oversees the timely, efficient, and effective management assigned tasks within our client’s office, including the management of our client’s resources.
    • Assists in the identification and removal of encroachments found in rights of way. Requires contacting individuals who may be responsible for encroachments and securing their removal.
    • Identifies, evaluates, and is sensitive to internal and external customer needs. Establishes and accomplishes performance objectives for self and staff within the Property Management function in a timely, accurate, and efficient manner. Responsible for Record Keeping (inclusive of client’s database).
    • Assists in the preparation of Production Reports. Strives for continuous improvement using strategic planning, process and data analysis, and other tools as appropriate. Conducts informal quality assurance audits, participate in formal quality assurance audits, develops and implements quality controls to ensure State and Federal requirements are met and that customer satisfaction is high. Participates in statewide meetings.
    • Performs other duties as assigned.

    Additional Responsibilities

    • Coordinate functions related to security, inventory, inspections and disposals through public bid and/or auction of the real property.
    • Oversee and coordinate asbestos surveys, abatement procedures and demolition of activities on client’s properties.

    Basic Qualification

    Associate's degree
    3 years real estate experience and Right of Way experience or a combination

    Preferred Qualification/Skills

    Florida Real Estate Sales Associate License
    Proficient in Microsoft applications, including Word, Excel, Outlook and PowerPoint.
    Possess basic computing skills and ability to learn Microsoft SharePoint and databases related to managing right of way information

    General Work Conditions

    Office Environment:  Work is generally performed in an office environment in which there is only minimal exposure to potentially unpleasant working conditions.  Incumbent must have the ability to stand and sit frequently, and reach horizontally as well as vertically for overhead use.
